Community Maps
To Set Up Electric, Natural Gas, Water & Trash Services:
Community members will need to contact the City of Tallahassee (COT) below for setup and are responsible for payment directly to COT. Utilities for residences are not covered under HOA assessments.
The trash and recycling collection for SouthWood is on Wednesday. Trash cans may not be placed out before 6PM on Tuesday, and will need to be stored away out of view from the street after collection. Bulk Waste pick up is every other Friday (blue week). Learn more

Mail Keys
The HOA staff is not involved in the process of obtaining your mail keys.
If you are the first homeowner of a newly built home, to obtain your mailbox keys you will need to contact your builder/developer directly. If not, the previous homeowner will provide it to you at closing. If the key has been lost or damaged, please contact a locksmith. The Post Office does not have or maintain sets of mailbox keys.

HOA Concerns
HOA Assessments
At the time of your closing, your HOA assessments were collected for the current and upcoming quarter. If you are unsure as to whether you currently have a balance, please feel free to contact the office. Additional information is available by visiting Account Information.
Exterior Modifications
Any exterior modification to your home (i.e. tree removal, landscape, painting, roof, additions, etc.) must be approved by the ARC prior to any projects starting. SouthWood has a specific aesthetic requirement, therefore approved color palettes, landscape guidelines and more are all available to help you with your projects. SouthWood Amenity Cards
To receive your complimentary access cards for the SouthWood amenities, please stop by the HOA office with a copy of your Warranty Deed and digital photos of all occupants. Renters will need to provide a lease with a 7 month minimum term and there is a $10 per tenant card fee (cash/check).
Newsletter
Upon moving into the community and picking up your amenity card, you can opt in to be added to the Life in SouthWood newsletter. This goes out every Friday at 4pm via email and contains important information, upcoming events, clubs and activities.
HOA Website
Certain areas of the website are restricted to register users only. To gain access, please follow the below steps.
- Click the "Register" link at the top right of the page and select "Owner" (Closed on Home,) or "Renter".
- An email will be sent to the Art of Living Director to approve your registration. Upon approval, an email will be sent to you with instructions on how to log in and change your password.
If you have pets, we recommend visiting our Pet Directory and adding your pets complete with photos so that in the event they get lost, the community can easily search the directory to help get them home if found.
